The Lilayi Project
Developers have developed a reputation for high quality homes in
properly planned and constructed communities. The flexible home
designs, integrated development concept, multiple financing
options, attention to quality and affordable pricing are what
makes your home in Lilayi Estates such a compelling choice.
The Lilayi
detached, single-family homes are priced from K195 million to K285
million **.
By taking advantage of the purchasing power generated by
building thousands of homes, and by mobilizing over $US60
million dollars in project finance, the Developers and their
contractors are able to offer each Lilayi Estate homebuyer a
brand new developed home in a newly built suburb of Lilayi at an
affordable price.
All municipal
facilities will be built by the developer including chlorinated
water reticulation, all on & offsite sewerage facilities, all
roads and storm water drains and the provision of overhead
street lighting on major arterial roads.
Courteous, friendly and efficient customer service is another
characteristic which makes buying a new home from the Lilayi
team a smart decision. Our staff of professionals is dedicated
to prompt, polite response to homebuyers' requirements and
needs. This philosophy has resulted in a reputation that leads
to significant repeat and referral business.

There are at least
ten good reasons to “Buy in Lilayi”!
-
Your Lilayi
Estate home is a good investment!! A Lilayi home is a
quality home built to exacting standards, in a properly
planned and professionally constructed development. Your
home will represent an increasing store of value in years to
come.
-
Your Lilayi
Estate home is built to the highest quality standards by
reputable contractors who stand behind their work! The
Contractor is a joint venture between John Sisk & Son Africa
and Velos construction and marries the best of international
construction standards with the reputation and expertise of
Zambia’s preeminent builder.
-
Sisk Zambia
is a subsidiary of John Sisk & Son Africa, a
subsidiary of John Sisk & Son, (www.sisk.co.uk)
an ISO 9001:2000 Rated Contractor with wide experience
in large scale housing development projects in Europe
and in Africa.
-
Velos
Construction, has been one of Zambia’s leading property
development and general contracting companies since
1975.
-
Sisk Velos
will build your house to ISO 9001:2000
standards and will
warrantee your home against major defects. All
Materials and suppliers used will be subject to rigorous
testing and checking for quality workmanship. This may
make your house a little more expensive initially – but
in the long run, it will be a great savings to you.
-
Because our
financing comes in large part from the United States and
Dutch Governments, all homes built at Lilayi must meet
quality and environmental standards as set down by
them. No more shoddy workmanship! No more poor
construction!
-
Your Lilayi
Estate home is easy to buy! Our three different purchase
options - Cash, our own In-House Finance Scheme, or finance
provided by your own lender – affords you maximum
flexibility and our One Stop Shop personnel, including
Lilayi sales executives, Commercial Bank representatives,
legal conveyancers, and members of the Zambia Ministry of
Lands staff, take the hassle out of your sale. No running
around, submitting plans, drawings, or waiting for title. No
buying or transporting materials, supervising contractors,
or dealing with construction headaches; We do it all for
you!
-
You have
three separate floor plans and three different Lot sizes to
choose from! Your houses are designed to grow! View
details of each floor plan and an artist’s view of each
house on this web-site by clicking
on this link. We know that you might want to extend your house. Therefore
every house at Lilayi is designed and located on its stand
so as to maximize that opportunity. Our sales staff will be
happy to share some expansion ideas with you.
-
Your Lilayi
Estate home is in a great location! The Lilayi Estate
is close to Lusaka – yet far enough away to leave the hustle
and bustle of the city far behind. The Developers are
negotiating with the city of Lusaka and the relevant
national and local authorities about upgrading direct road
access and establishing commuter light rail access from the
rail line immediately adjacent to the site – either way –
Lusaka is minutes away!
-
There are
great planned community facilities in your Lilayi Estate
home! Our estate plan includes provisions for primary
and secondary schools, shops, petrol stations, clinics,
crèches churches and recreational areas. The developers are
already negotiating with regional and local interested
tenants who wish to take up space at Lilayi.
-
You will
have a say in running your community! As an owner in the
Lilayi Estate, you will immediately become a member of the
Lilayi Homeowners Association, and will have a voice in how
your neighbourhood grows and is managed. Review and Print out
a copy of the Constitution of the Lilayi Estate Homeowners
Association by clicking
on this link.
-
Your are
immediately insured under our In-House Finance Scheme for
homeowners and life insurance!; no application, no
tests, no waiting, Your group insurance is offered by
Madison Insurance (www.madisonzambia.com)
, Zambia’s premier insurance company, and one of the Lilayi
Development partners.
-
We do not
use your money before delivering you your stand or building
your house! Your money is yours. Period! Unlike some
developers in Zambia and in the region – we do not use your
money to develop our property. That is why we have raised
over $US 60 million dollars from the likes of The Overseas
Private Investment Corporation (an agency of the United
States Government), Nederlandse Financierings-Maatschappij
Voor Ontwikkelingslanden, N.V. (”FMO”), and The Standard
Bank of South Africa. We do require, however, that you show
commitment by depositing money in your own bank account at
Stanbic Bank (Zambia) Ltd. Only when we transfer the title
to you, and enter into a corresponding Development
Agreement, do we conclude the sale, and receive payment for
the land. The independent conveyancing attorney holds any
balance of funds payable in terms of the Development
Agreement, and only pays us on a phased basis as the house
is constructed.
