If you wish to obtain your own financing from one of Zambia’s
other mortgage lenders, simply follow the simple steps below! We
are in contact with most of the Zambian Banks and have arranged
that the process be seamless and easy!
Step 1:
Visit the one stop shop and choose your home;
Step 2:
Our Friendly and efficient sales staff will then prepare an
offer letter to your bank summarizing, among other things, the
Plot Purchase Consideration, The Development Consideration of
the House at Lilayi; and the amount of the closing costs.
The letter will also specify the terms upon which the
Bank will distribute your loan proceeds to our Conveyancing
Attorney.
Step 3:
Once the bank acknowledges that it will fund the loan by signing
and returning the Offer letter to us, you will be expected to
come to our offices, sign all contract documentation and lodge
all closing costs and the Plot Purchase consideration (or more
depending on the amount of your loan) with our conveyancers,
Messr’s Sharpe Howard and Mwyenye who will hold them in trust
and pay them across at various stages of construction. Generally
these stages are:

20% of the Development Consideration as building commences,

30% of the Development Consideration at Foundation level
-
A further 30% of the Development Consideration at wall
plate level

The remaining 20% of the Development Consideration on
delivery of the house to the Employee
The Conveyancing attorney will hold all funds in trust and
effect the transfer of ownership of the plot you have acquired
into your name and register the associated mortgage, on behalf
of your lender.
