The Lilayi
Developers know that you might want to expand your home and
improve your investment! We have therefore designed several
suggested expansion plans to help you plan the extension of your
new home. These are only suggestions, and as with all changes
to any home in Lusaka, you must obtain normal approvals from the
City of Lusaka before you make additions to your home.
The Lilayi
Homeowners Association must also be informed of any changes you
make to your home; you will need to submit your plans to them
for their approval as well. (Consult the Lilayi Homeowners
Constitution for procedures governing changes to your home).
Current municipal set back requirements require that your
building be ‘set back’ from the borders of your property. In
other words, your home, when it is extended, may not encroach
over these lines. The setback requirements are: 5.0 metres from
the front property line and 2.5 metres from the sides and back
of your property line respectively. These are indicated in the
“Suggested Expansion” Links of your Lilayi Home below.
The following
suggested extensions are designed to fall within the municipal
set-back requirements.
WHEREAS WE WILL MAKE EVERY EFFORT TO
SITE YOUR HOME ON THE LOT IN A WAY SO AS TO AFFORD YOU THE
MAXIMUM OPPORTUNITY EXTEND IT, DUE TO VARIOUS DIFFERENCES ON THE
GROUND WE CANNOT GUARANTEE THAT YOUR HOME MAY BE EXTENDED AS
SUGGESTED. PLEASE DETERMINE YOUR OWN SET-BACK REQUIREMENTS AND
FOLLOW THE MUNICIPAL AND HOMEOWNERS ASSOCIATION GUIDELINES
BEFORE BEGINNING CONSTRUCTION ON ANY EXTENSION.
