The Lilayi Housing Estate will be constructed in seven phases over a period of approximately 3 to 4 years.  Construction will start in May 2007, and the first houses will be delivered towards the end of the year.

Approximately 3700  fully serviced, housing units will be constructed in a planned community development which will include a full range of facilities and services. Features of the Estate include:

  • All internal roads are constructed and fully paved to highest municipal standards

  • All roadways are engineered and constructed for storm-water drainage.

  • Plentiful reticulated water will be available through the Developers and Lusaka Water and Sewerage Company

  • Overhead electrical power will be provided  to each home through ZESCO

  • Sewerage treatment facility with sufficient capacity is being built by the developer

  • Overhead street lighting on all major arterial roads.

  • A new central Business/Retail District is planned by the Developer

  • Provision for Police/Fire Stations as mandated by the Lusaka City Council

  • Provision for Nursery Primary & Secondary Schools

  • Provision for Clinics & Medical Facilities

  • There is access to public transportation through bus and the rehabilitation of the Njanji commuter railway               

The housing units for the first phase will be comprised of

  • 70 Two bedroom 63 square metre detached houses on 300 square metre plots,

  • 135 Three bedroom 97 square metre detached houses, on 300m2 plots

  • 27 Three bedroom 97 square metre detached houses, on 400m2 plots


All homes have a separate bathroom and kitchen, hot water heaters, ceilings and plumbing fixtures.
